1. Scope and current status
This Privacy Policy is for evangelinehomebuyers.homes and its hosted version at evangeline-investors.netlify.app, the separate investor-facing website operated by Evangeline Home Buyers, LLC. It addresses investor signup, buying preferences, property inquiries, and related communications. It does not cover browsing our seller-facing .com website or Facebook, which have their own applicable notices.
The website is hosted by Netlify. Investor signup sends contact details, buying preferences, and consent records through a server-side function to Follow Up Boss. Signup does not start an automated email or text campaign. Learning worksheets stay in your current browser page; their answers are not submitted to us or saved in our CRM.
2. Information relevant to this service
- Contact details: first and last name, email, and phone number that you provide. The profile fields and separate email and SMS consent checkboxes are required to join this investor list. You may contact us directly to inquire without joining.
- Buying preferences: the required buying area, purchase budget range, and investment strategy you select.
- Property inquiries: a property reference, requested information or showing, and communications you send our team.
- Communication choices: your separate email and SMS subscription selections, relevant consent records, and unsubscribe or do-not-contact requests.
- Technical information: Netlify may process connection information such as IP address, request time, browser information, and requested pages to deliver and protect the website.
We do not request mortgage payoff amounts, estate details, Social Security numbers, bank accounts, or proof of funds through this signup. Separate transaction processes may require additional information with an appropriate explanation at that time.
3. Why information is used
- Maintain an investor contact record and the preferences you provide.
- Respond to your requests and coordinate property information or authorized showings.
- Send property-alert emails based on your subscription and handle authorized communications about your interests.
- Respect contact preferences and maintain records needed to demonstrate or honor those choices.
- Operate and protect the service, address misuse, and meet applicable recordkeeping obligations.
An inquiry or signup is not permission to subscribe you to every communication channel. We will not automatically merge seller-site marketing permissions or Facebook membership into investor email or text consent.
4. Information sharing
We do not sell, rent, or trade investor contact lists. Netlify processes signup requests to host and operate the website, and Follow Up Boss stores investor profiles and consent records for us. Follow Up Boss is the selected CRM for investor contact details, buying preferences, inquiries, and communication choices. Only team members and service providers who need access for these purposes should have it.
Information may be shared with relevant transaction professionals when needed for a transaction you choose to pursue, or when disclosure is required by law or necessary to protect lawful rights and safety. We do not publish investor contact details on the property website or in the Facebook group.
Mobile numbers and SMS consent records are not shared with third parties or affiliates for their own marketing or promotional purposes. If a messaging provider is introduced, it may process the information needed to deliver messages and honor preferences on our behalf.
5. Email choices and inquiries
Joining the investor list requires a separate, initially unchecked box for property-alert emails from Evangeline Home Buyers, LLC. For inquiries without subscribing, contact us directly. Marketing emails will provide an unsubscribe mechanism; you may also email info@evangelinehomebuyers.com to opt out. We will honor requests within applicable legal deadlines and retain the minimum suppression information needed to avoid sending unwanted marketing again.
We may still respond to a new request you initiate or provide necessary information concerning an actual transaction, where permitted. Promotional property alerts remain marketing communications.
6. Phone and SMS choices
The phone field is required to complete an investor profile. SMS consent is separate, unchecked by default, and required to complete this SMS investor-list signup. I consent to receive recurring SMS notifications, property alerts, and marketing messages from Evangeline Home Buyers, LLC at the number provided, including messages sent using automated technology. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not a condition of purchasing property. To inquire about properties without joining the SMS list, contact info@evangelinehomebuyers.com or (337) 469-4273. We record your consent with your investor profile. SMS delivery is not active yet; signup does not send texts or initiate a campaign. Contact us at the email address or phone number above to withdraw consent before messaging begins. Website terms, email consent, and Facebook membership are not substitutes for SMS consent.
7. Cookies, fonts, analytics, and advertising
The website does not set application cookies, store form data in your browser, or include Google Analytics, Meta Pixel, or advertising tags. Google Fonts receives browser requests to load the Site’s typefaces; review Google’s Privacy Policy for its handling of those requests.
If hosting, analytics, advertising, or other tracking services are added, this notice and any required consent controls must be updated to reflect those services before activation. Browser cookie settings do not block every type of network request or data processing.
8. Retention and security
We retain investor profiles while needed to manage your subscription, respond to requests, and meet applicable legal obligations. You may request deletion using the contact details below. Limited consent, dispute, legal-hold, and suppression records may need to be retained. Worksheet answers are not collected or retained by us.
Investor records are stored with our CRM provider and accessed through authorized team accounts. The website connection uses a server-side credential rather than exposing it in the signup form. No website or storage system can guarantee absolute security. Do not send sensitive financial or identity documents through the signup form.
9. Access, correction, and deletion requests
Contact us to request access to, correction of, or deletion of information about you, or to change communication preferences. We may need proportionate identity verification before disclosing or changing records. Requests will be handled according to applicable law, including any lawful retention exceptions. Additional privacy rights may apply depending on your location and our processing activities; this policy does not limit them.
10. External websites and children
External websites, including the seller site and Facebook, operate under their own notices. Using a link does not automatically enroll you in investor alerts. The Investor Network is intended for adults 18 or older. If you believe a child has submitted information, contact us so we can address it.
11. Policy changes
This policy displays its effective and last-updated dates. We will describe material changes and provide any notice or choice required by law. A policy revision is not permission to disregard choices previously made or promises under which information was collected.
