1. Website and operator
These Terms & Conditions apply to evangelinehomebuyers.homes and its hosted version at evangeline-investors.netlify.app (the “Site”), the Investor Network operated by Evangeline Home Buyers, LLC (“we,” “us,” or “our”). The Site is separate from our seller-facing website, evangelinehomebuyers.com. Links to that website do not expand these Terms to cover it. Our Privacy Policy describes information handling on this Site.
Submitting the investor form creates or updates your investor profile in Follow Up Boss. It does not initiate an automated campaign or guarantee that a property alert will be sent. Educational worksheet answers are not submitted to us.
2. Purpose of the Investor Network
The Site allows prospective real estate buyers to share buying criteria, request information, and choose to receive updates about property opportunities. Properties may be added when available. Joining the list does not guarantee inventory, early or exclusive access, allocation of a property, financing, or investment results.
3. Eligibility and information you provide
The Site is intended for adults age 18 or older. Provide accurate contact information and only information you are authorized to share. If you act for a business, you must be authorized to make the inquiry on its behalf. Do not submit bank details, government identification, account passwords, or proof-of-funds documents through the investor signup form.
4. Property information and inquiries
Property availability, prices, photographs, measurements, condition descriptions, and other details may change. Any estimated repair costs, rents, after-repair values, or returns are estimates, not guarantees. Independently verify material information and obtain appropriate inspections and professional advice before deciding to proceed.
A listing, signup, inquiry, or showing request does not itself reserve a property or create a purchase, sale, assignment, or financing agreement. Any transaction requires separate documentation appropriate to that transaction. These Terms do not replace or modify a separately executed agreement.
The Site does not establish that we own every property that may be presented. Our role and the interest being offered must be disclosed for each opportunity before you enter an agreement. Arrange access through the designated contact; do not enter property or disturb occupants without authorization.
5. Relationship and professional advice
Using this Site does not by itself create an agency, brokerage, fiduciary, or advisory relationship. Content is general property information, not individualized legal, tax, financial, or investment advice. Any professional representation, license disclosure, or transaction-specific obligation will be addressed separately where applicable. Consult your own qualified professionals when evaluating an opportunity.
6. Contact preferences and email updates
We may respond to an inquiry using the contact information you provide. Joining the investor list requires a separate, initially unchecked checkbox for property-alert emails from Evangeline Home Buyers, LLC. You may contact us directly for information without joining the list. We do not treat acceptance of these Terms as marketing consent.
Marketing emails will identify the sender and include a mailing address and a way to unsubscribe. You may also contact us to stop marketing emails. We will honor opt-out requests within applicable legal deadlines. Necessary responses to a request you initiate are separate from promotional subscriptions; we will not label deal advertisements as transactional simply to avoid your marketing preferences.
7. Phone and text messages
The profile requires a phone number, but entering it does not authorize marketing calls or texts. A separate checkbox, unchecked by default and required to complete this SMS investor-list signup, provides this SMS consent disclosure: I consent to receive recurring SMS notifications, property alerts, and marketing messages from Evangeline Home Buyers, LLC at the number provided, including messages sent using automated technology. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not a condition of purchasing property. To inquire about properties without joining the SMS list, contact info@evangelinehomebuyers.com or (337) 469-4273. We record your consent with your profile. SMS delivery is not active yet, and signup does not send a text or start a campaign. You may withdraw consent by contacting us before messaging begins.
8. Acceptable use and intellectual property
Use the Site lawfully. Do not submit fraudulent information, impersonate others, send spam, interfere with the Site, attempt unauthorized access, or misuse another person’s information. The Evangeline name, logos, design, and other content belong to Evangeline Home Buyers, LLC or their respective owners. You may view content for evaluating opportunities; other reuse requires permission from the relevant rights holder unless otherwise permitted by law.
9. External links and Facebook
External services, including Facebook and the seller-facing .com website, have their own applicable terms and privacy notices. Joining a Facebook group does not automatically subscribe you to our email or text lists. We do not control third-party availability, content, or practices.
10. Availability and limitations
The Site is provided on an “as is” and “as available” basis to the extent permitted by law. We do not guarantee uninterrupted access or that every item of information is complete, accurate, or current. Nothing in these Terms excludes rights or liability that cannot lawfully be excluded.
11. Changes and applicable law
These Terms are governed by Louisiana law, subject to any mandatory rights that apply to you. We may update the Terms by publishing a revised version and its effective date. Material changes will be communicated as required by applicable law. Changes to website terms do not amend separately executed transaction agreements.
